Our Process

From our first database search to the day you receive your check — complete transparency at every step.

  1. 1

    County Database Search

Our team monitors foreclosure and tax deed sale records across all 67 Florida county clerk databases daily. We identify every case where surplus funds have been deposited into the court registry — funds that may belong to former property owners just like you.

  2. 2

Track Foreclosure Sales & Identify Entitled Individuals

We research property deeds, mortgages, title records, and probate filings to pinpoint exactly who is legally entitled to each surplus — including surviving heirs of deceased owners. This research is the foundation of every successful claim.

  3. 3

    We Contact You

Once we identify you as an entitled individual, we reach out directly to explain what we found, how much may be owed to you, the applicable statutory deadlines, and exactly how we can help. There is no pressure and no obligation at this stage.

  4. 4

You Sign — We Handle Everything

If you decide to move forward, we prepare all required documents, motions, and filings. Our partnered licensed Florida attorneys review and submit everything to the court on your behalf. Your only role is to verify your identity and sign the agreement.

  5. 5

    Legal Filing & Court Hearing

Our attorneys handle all court filings, scheduling, and any necessary hearings. We manage competing claimant challenges, respond to court inquiries, and ensure your claim moves efficiently through the legal process. You are kept informed at every stage.

  6. 6

    You Receive Your Funds

Once the court approves the claim, the county clerk disburses the surplus funds directly to you. Our contingency fee — agreed upon in writing before we begin — is deducted only after you have been paid in full. Most claims are resolved within 60–120 days.
